WHAT DOES OUR PROCESS LOOK LIKE?
CONCEPTUAL DESIGN
In the Concept Phase, we work with our clients to gain an understanding of their goals and vision for the project.
We then study the city, neighborhood, and take a deep dive into the local market. We research national and global competitors to ensure we have our thumb on the pulse of their particular niche of interior design.
Through getting to know the client’s brand, history, and values, we develop a strong narrative that informs all design decisions for the project.
SCHEMATIC DESIGN
In this phase the interiors really begin to come to life. Once we’ve received client feedback from Concept, we begin to make Furniture Plans, Reflected Ceiling Plans and Floor Finish Plans. In conjunction with architecture, we develop and explore the built space.
We will begin to locate key design elements, mill-work, lighting, furniture and material locations. Each project has varied and unique needs. We will analyze your space and determine which visual aids will help the most to effectively communicate the design intent to you and your team. These range from rendered elevations to 3D models.
DESIGN DEVELOPMENT/ DOCUMENTATION
Once we have received client approval on overall Concept and Schematic Design direction, we move into Design Development.
For this phase we fully flesh out and document all of the design decisions that have been made thus far. We provide a final design presentation that visually represents the design you will receive.
If realistic visualization is required, we will work to perfect the materials and lighting for a 3D rendering. At this time we will also issue a full drawing set for arch coordination as well as a physical material sample set for your review.
CONSTRUCTION DOCUMENTATION & VALUE ENGINEERING
During this phase, we work in conjunction with the Architect of Record and various subs to ensure all drawings are properly coordinated.
While finalizing details and drawings, we will participate in budget review meetings with the contractor to ensure the project stays within the clients expectations. We will then provide value engineered solutions that maintain the design.
As the Architect of Record reviews our Design Development Drawings, we will pick up and incorporate any changes for our Construction Document issuance made during the VE process.
FF&E SELECTIONS
After Design Development is submitted and while the architects are reviewing our drawings before adding them to their CD sets, we put the finishing touches on FF+E specifications. In this phase, we work with the client to source all furnishing, drapery, and accessories to compliment their intended needs.
Once everything is approved, we order and coordinate with movers/installers where necessary. When the space is complete, we will coordinate installation and accessorizing of the FF&E to ensure everything is ready for move-in.
CONSTRUCTION ADMINISTRATION
This phase includes the coordination of interior design intent with the perspective trades and consultants. We will attend required coordination meetings, respond to RFI’s (request for information) and carefully review all submittals and shop drawings as required until your project is complete.
Any coordination with a professional renderer happens here as well. When the project is wrapping up, we will walk through the space once more to ensure all details have been brought to completion during constructions. We will make sure the space looks perfect when you move in.
